About the villa
Broad lawns surround this lovely villa in the heart of Tuscany, dappled with tree shade and crossed with paved pathways linking the house to its lagoon-style pool. Hemmed by a bank of huge rocks and splashed by a fountain, the wade-in pool is set just below the front of the house, at the foot of an elegant stairway, and is overlooked by a covered dining terrace with terrific views over the tree tops. A second al fresco terrace is level with the garden at the rear of the villa, from where a door leads in to the beautiful sitting room with comfy sofas, a huge open fireplace and big old beams. The colour-washed country kitchen is equally inviting, with an open archway to the dining room, and there is a simply styled single bedroom also on this level. Four bedrooms on the floor above include two doubles with romantic wrought iron four- posters, and, throughout the house, modern appliances are mixed with antique and country furnishings. With a pizza oven, barbecue and the option of cook service, this very leisurely villa is just 3km from restaurants and shops in Montopoli, and within about 40km of Pisa, Florence and Lucca.

Please note that there is a European tourist tax payable on arrival to the House Manager. This only applies to guests over 12 years and the amount varies from €1 .5 to €6 per person and is set by the local council. Further details will be advised prior to arrival.
Having a barbecue in Italy is one of the best ways to cook your food but you may find that due to long drought periods in high season barbecuing may be restricted in some areas. You will be informed if this happens by your house staff or local representative.
Arrival at this villa is between 4 and 8 pm.After 8 pm a fee of Euro 50 is payable and after 10 pm the fee is Euro 100. Any late arrival after 8pm is on request and needs to be agreed in advance.Please kindly note that after midnight – if an arrival is possible - the extra cost is Euro 100 per hour.
Please note that there are resident cats in the vicinity of the property.

Although they are only 17km apart, Pisa and Lucca instantly feel like different worlds. The former is a lively student city on the River Arno, and has one of the world’s most recognizable monuments: the Leaning Tower of Pisa. Understated Lucca is compact and genteel, ideal for a Tuscany villa nearby, with handsome piazzas that frame churches in the Luccan-Romanesque style. Those on a Lunigiana holiday occupy the Apennine foothills in far north-western Tuscany. It is rolling, blissfully empty terrain whose few inhabitants have cultural links with neighbouring Liguria.
