Blue Water Beach House is a relaxed, modern beach home set directly on Mawella Beach. The villa sits behind a simple gate and is organised around a long, rectangular swimming pool that runs through the centre of the property towards the sea.

The house is made up of low pavilions arranged along this central axis. Terracotta-tiled roofs and wide verandas reference traditional Sri Lankan homes, while charcoal columns, smooth cement floors and timber finishes keep the look contemporary. 

The main living pavilion is open-sided and shaded, with ceiling fans and plenty of airflow. A solid timber dining table sits at one end, while sofas, daybeds and rattan chairs provide flexible seating for meals, reading or spending time together. It’s a comfortable communal space that works well throughout the day.

Four bedrooms sit on either side of the living area. Each room has a large bed, white linen, simple lighting and sliding timber shutters that open onto the garden. All bedrooms have their own modern bathrooms with good storage and well-chosen fittings.

The 45 metre pool is a central feature and suits both proper swimming and relaxed use. At the far end of the garden, a private gate opens directly onto Mawella Beach, a long, generally quiet stretch of sand with calm swimming conditions for much of the year.
