About the villa
A little off the beaten track, and cushioned from the real world by the fields, farms and forested slopes of Umbria’s northern hills, this is a wonderful place to wind-down to a gentler pace of life. The route to the house runs through the woods and emerges to a tantalising view of Trasimeno, with various water sports from the lake shores, just 20km from Le Caselle. On arrival at the villa, guests will find a light meal has been prepared to welcome them, and cook service could be added for the duration of the holiday. A former farmhouse, surrounded now by lawned gardens, the villa has been restored with comfortable simplicity, completely in harmony with its beamed ceilings and bucolic setting. But additions like WiFi and satellite TV are totally 21st century, the country style kitchen is well equipped with contemporary appliances, and a gazebo in the grounds forms an al fresco sitting room beside a generously sized heatable swimming pool. Local shops in Lisciano Niccone are 8km from the villa, and Umbertide and Cortona are within easy reach for bars and restaurants.

Important Information
Please note there is a price up to 6 for the first floor accommodation only with the ground floor closed; a price for 7-8 people where 1 bedroom on the ground floor is opened; a price for 9-10 people where all the ground floor bedrooms are opened.
Please note that there is no internal access between the ground and raised ground floor.
The access road to the house is a long unsurfaced gravel track so careful driving is recommended.
Please note that pool heating will usually bring the water temperature up to approximately 10 degrees higher than the night time temperature. As such in early or late season if the nights time temperatures are low, guests may still find the pool feels cold despite heating.
Please note there is now a pergola for shade over the dining terrace.

Average weather
A monastic calm hangs over the hills that straddle Tuscany and Umbria. But holidays along the Umbria–Tuscany border offer more than just quiet relaxation by the villa pool. Perugia is kept young by the city’s thousands of students, and houses one of central Italy’s great art collections. Lake Trasimeno has clear waters and scenery when you need a hit of azure or a day-long cycle ride. Gubbio and Città di Castello barely break their small-town rhythm to welcome visitors.
