About the villa

With mesmerising rural views across the Niccone Valley from the exceptional swimming pool, this small family villa is big on character. Sympathetically converted from an old tobacco barn, its sturdy stone walls keep the house cool in summer, while a wood-burning stove adds warmth in spring and autumn. Mod cons like WiFi and satellite TV have been unobtrusively installed within the rustic rooms, where cobblestone flooring, timber beamed ceilings and comfy country furniture create an innately welcoming atmosphere. On the ground floor is a twin room and two sitting rooms, one leading into the kitchen diner, from which a typically simple staircase leads to the double bedroom above. Outside in the lawned gardens, two pergolas draped in greenery form al fresco sitting and dining areas, and the pool, a full twelve metres long, is encircled by flowering shrubs and fresh scented lavender and has a new pergola.  As well as overlooking the prestigious Reschio estate there are wonderful woodland walks in the hills above. The Niccone Valley has many excellent restaurants and this beguiling house is about 2 km from a bar/restaurant popular with locals and tourists alike, and only 4km from the renowned Reschio castle and restaurants, ideal for a special celebration and even some celebrity spotting. The village of Mercatale with shops, further bars and eateries is only 6km away. The property is within easy access of Perugia and Assisi.

Important Information


Please note that Casa del Cavaliere has a good sofa bed which is suitable to be used by those who do not wish to share a room. The view is much opened up and the pergola by the pool has been  rebuilt. There are wonderful views from the pool, the shaded sunbathing pergola and the terraces and the gardens surrounding the house. 

Please be aware that the there is a gravel road up to the property and therefore low sport cars cars are not advisable.

Average weather

The rolling, strangely haunting scenery of the Val d’Orcia is the backdrop to many a Renaissance painting. Its cypress-studded ridges form one of the iconic modern images of ‘classic Tuscany’. The towns are a delight for architecture buffs: the Renaissance palaces of Montepulciano and Pienza; the Romanesque Collegiata in San Quirico d’Orcia, hewn entirely from honey-coloured travertine. Cortona clings to the side of a mountain overlooking the Valdichiana, looking out to Lake Trasimeno and neighbouring Umbria.
