About the villa
Lovingly restored with traditional local materials, this family villa in Tuscany has been designed to enhance its classic setting with contemporary comforts. ‘Mod cons’ include satellite TV and WiFi, an eco-conscious geothermic heating system, a very pretty infinity pool, and en suite shower rooms to every bedroom, with the master suite also enjoying its own steam bath. Styled with unpretentious simplicity, the villa’s kitchen, dining room and sitting room each open out to a sun room with sliding doors on all sides, furnished for lounging and lunching; while the two first floor bedrooms have direct access to a large terrace above.
A spiral staircase leads from the ground floor to an air-conditioned loft bedroom, and a guest annexe offers extra privacy for the fourth double room. High on the hill, the house catches cooling breezes and commands wide open views over countryside to the coast, where the soft sands and nightlife of Versilia are a short drive away. Boutiques and wine bars in Pietrasanta are even closer to home, and cook service could bring local cuisine right to the terrace table.

Arrival at this villa is between 4 and 8 pm.
After 8 pm a fee of Euro 50 is payable and after 10 pm the fee is Euro 100.
Any late arrival after 8pm is on request and needs to be agreed in advance.
Please kindly note that after midnight – if an arrival is possible - the extra cost is Euro 100 per hour.
An English speaking CV Representative will visit during your stay. Contact details will be sent with your travel documents.

The Maremma is a complete contrast to the classic Tuscan landscapes further north. Gone are the corrugated hills, cypress trees, and vineyards; replaced by fruit orchards and dairy herds—the fertile coastal plains here are Tuscany’s breadbasket. Port-resorts such as Porto Santo Stefano and Porto Ercole are popular weekend bolt-holes for trendy Romans. Inland, where the coastal plains bump into the hills of the Alta Maremma, summer nights on a Tuscany holiday are fresher around hill-towns like Magliano in Toscana and Paganico.

Please note that there is a European tourist tax payable on arrival to the House Manager. This only applies to guests over 12 years and the amount varies from €1 .50 to €5 per person and is set by the local council. Further details will be advised prior to arrival
Having a barbecue in Italy is one of the best ways to cook your food but you may find that due to long drought periods in high season barbecuing may be restricted in some areas. You will be informed if this happens by your house staff or local representative.
