A canopied dining terrace, well-equipped outside kitchen with barbecue and wood-burning pizza oven make al fresco lunches a delight, and there is table tennis and a utility / shower room in the garden too. There are many different seating areas in sun and shade in the gardens. The layout of the house itself is ideal for two families. In the characterful trulli section, there are two bedrooms, a living room and kitchenette opening out to a patio; and interconnecting doors link the historic building with the more recent part, with a further double and twin bedroom and a light and well-equipped open-plan kitchen/living room. Enjoying very good privacy in its gated gardens, the villa is actually just 1.5km from shops and restaurants in the centre of Cisternino, reached on foot along the country lanes. An excellent restaurant Osteria Sant' Anna and a minor train station with connections to Lecce are closer. A 10km drive leads to a choice of sandy beaches and beach clubs, and Martina Franca, Ostuni and Alberobello are all within 20km.

Extensive recent enhancements include new bathrooms, refurbishment of the fourth bathroom, new outside furniture, new ceiling fan and wood burning stove for the kitchen/sitting room and other items.
