With a cinema room, outdoor swimming pool and gym, there isn’t much else you could wish for at Mullins Beach House. A double staircase overhung with a glimmering seashell chandelier takes you up to the villa’s five en suite bedrooms, each containing a stylish four-poster bed, walk-in wardrobe, and private terrace, making Mullins Beach House the ideal escape for large groups.  

Downstairs sits a breezy, open-plan living room and dining area, styled with large seafront windows, a soft neutral coloured palate, Maxalto, Christian Liaigre and Ralph Lauren furnishings, and cooling limestone flooring. The kitchen contains a long-stretching breakfast bar and has a contemporary Boffi design, with a wall-mounted TV for those looking for mealtime entertainment. The dining room is situated next to a row of windows facing the sea, each having the ability to fold back to give a feeling as though you are eating outside. Even so, there is also an al fresco dining area on the villa’s shaded terrace. The property is staffed and comes with its own private chef service and specially tailored menus, so you do not need to worry about making your next meal. There is a concierge who is available to book island excursions and tables at exclusive restaurants for you, to ensure everything is personally taken care of.  

The villa contains a glass-walled study area, a cinema room for movie nights with friends and family, a private gym and yoga area, as well as an additional Sonos sound system in all main rooms. Outside is a swimming pool spanning twenty-five metres in length facing the far-reaching ocean below. The garden stretches 1.2 acres and includes a personal pebbled pathway leading to the seafront, where you can find additional beachfront restaurants should you choose to dine out.

Important Information


Please Note: The Annex bedroom would suit guests travelling with staff or older children who would want to be accommodated separately to the main guest party - The annex is located just 25 meters away from the main door of the main villa, totally standalone. It is at the back of the house,  with no sea views. It is a basic bedroom, with a standard double bed and bathroom with shower.

A $10,000 security deposit is to be paid directly to the owner 2 weeks prior to arrival via bank transfer and will be refunded no later than 15 days following the end of the customers stay, in the event of no damage or breakages.  

Beaches are affected throughout the year by changes in weather and currents, which result in sand deposition and erosion. Beaches can look very different from season to season.

50% Deposit required for any bookings travelling between (or including) the 20th December and the 10th January. 25% at any other times. Please note there is a minimum stay of 14 nights over the Christmas period, special booking conditions apply. 

Late departure: should you wish to guarantee a late check-out after 1200 hrs on departure day, an additional charge may apply and staffing arrangements may vary. In the event that the villa cannot accommodate a late check out, day passes are available at other facilities. Please enquire on booking.
