About the villa
Rustic chic meets modern comforts at this enchanting villa. A pocket of peace and privacy, encircled by greenery, Villa Cotto sits in sloping lawns, scented with lavender and shaded by trees. Both of its houses have been beautifully restored to preserve the Tuscan country character, with mellowed stone walls, big open fireplaces, ‘cotto’ tiled floors and sturdily beamed ceilings. Now these old-world features frame elegantly uncluttered rooms, with décor in soft whites and earthy hues, bathrooms clad in marble, bedrooms replete with wrought iron and painted wood furniture, and mod cons from full air conditioning to WiFi, satellite TV and contemporary kitchens. In the three-storey main house, a large kitchen/diner and sitting room open out to an al fresco dining terrace, while a second sitting room shares the first floor with a study, and three bedrooms on the top floor include the master suite. A few metres away, at the pool level of the garden, the Guest House has three more bedrooms and its own kitchen/living room. And cushioned cane loungers complement the cool infinity pool. Within 30km of Viareggio beaches, the villa is just 9km from lovely Lucca.

Average weather
Although they are only 17km apart, Pisa and Lucca instantly feel like different worlds. The former is a lively student city on the River Arno, and has one of the world’s most recognizable monuments: the Leaning Tower of Pisa. Understated Lucca is compact and genteel, ideal for a Tuscany villa nearby, with handsome piazzas that frame churches in the Luccan-Romanesque style. Those on a Lunigiana holiday occupy the Apennine foothills in far north-western Tuscany. It is rolling, blissfully empty terrain whose few inhabitants have cultural links with neighbouring Liguria.
